New Dwelling and Shepherd Huts at Tattershall Park Farm

Reed Studio were originally approached to masterplan 10 shepherd huts within Tattershall Park Farm. When the client knew Reed Studio offered planning and architectural services as well as landscape design, they asked Reed Studio to help with planning, establishing a business case and designing a new dwelling under Paragraph 79 (now Paragraph 80) and change the use from park farm to a zoo. Under Paragraph 80 of NPPF; planning policies and decisions should avoid the development of isolated homes in the countryside unless certain circumstances are applied. One such circumstance is establishing an essential need for a rural worker, including those taking majority control of a farm business, to live permanently at or near their place of work in the countryside. Reed Studio successfully established the need while achieving outstanding design praised by the planning case officer.

The project concept was based on the client's existing property room sizes, square 5m x 5m, and laid out in an open plan fashion with a hint of mid-century modern architecture with clean lines, large windows and functional indoor/outdoor spaces but with a nod to its countryside setting. The outdoor spaces have been meticulously designed to create a series of formal areas set within a very wide and open landscape. Images of Lake House will updated regularly.
